In today’s Palm Beach market, the first week of your listing decides almost everything. A home that launches well-prepared concentrates showings and offers early; one that launches “to see what happens” sits — and every extra week on market erodes your negotiating power.
This is the 10-day plan I use with my sellers before going live:
Days 1–3: data-driven decisions
- Comparable analysis (CMA): closed sales from the last 90 days in your area, not what the neighbors are “asking.”
- Set the launch price strategically: in this market, launching 2–3% above expected value usually costs more than it promises.
- Visible-repair list: only what the buyer will see — faucets, touch-up paint, doors that stick.
Days 4–7: physical preparation
- Depersonalize and declutter. Fewer furnishings = visibly larger rooms.
- Light: fresh warm-white bulbs, curtains open, windows deep-cleaned.
- Exterior: fresh landscaping and an impeccable entrance. The emotional decision starts at the front door.
Days 8–10: launch
- Professional photography (never phone photos) and a floor plan if the layout is a selling point.
- Coordinated launch: MLS + portals + English and Spanish campaigns on the same day, to concentrate demand.
- A defined showing calendar that creates a sense of activity from the first weekend.
The typical result of this plan? Serious activity within the first 14 days and negotiating from a position of strength. If you are thinking of selling this year, let us start with an analysis of your area — no obligation.
