How to Buy a Florida Home from Abroad (Without Losing Your Mind)

A practical guide to buying Palm Beach property from Latin America or any other country: financing, documents, powers of attorney, and common mistakes.

How to Buy a Florida Home from Abroad (Without Losing Your Mind)

Every week I talk with families in Peru, Colombia, Mexico, or Argentina who want to buy in South Florida and do not know where to start. The good news: buying from abroad is entirely possible — I have guided complete purchases where the buyer never set foot in the US until moving day.

What you do need

  • Valid identification (passport) and, depending on your case, a visa or ITIN.
  • Documented funds. Banks and title companies must trace the source of money. Orderly, documented transfers save weeks.
  • A trusted local team: agent, lender with foreign-national programs (if financing), title company, and in some cases an accountant familiar with international taxes.

What you do NOT need

  • You do not need to be a resident or citizen to own property in Florida.
  • You do not need US credit history if paying cash, and foreign-national loans exist with typical down payments of 25–30%.
  • You do not need to attend the closing: with a power of attorney or remote online notarization, closing can happen from anywhere.

The three most common mistakes

  1. Wiring money before the team is in place. Strategy first, transfers second.
  2. Ignoring carrying costs: taxes, insurance, HOA, and property management if you plan to rent it out.
  3. Buying from photos without local representation. Live video tours and an independent inspection are not optional — they are your protection.
